Sales Associate Qualifications for Licensure

In addition to the general licensing provisions (See "Licensing"), a number of additional criteria must be met before a sales associate candidate may be licensed. The first step toward licensure is to successfully complete FREC Course I or an equivalent FREC-approved course. The course is based on understanding and applying the fundamentals of real estate principles and practices, real estate law, and real estate mathematics.

FREC Course I consists of 60 classroom hours of instruction and 3 hours for an end-of-course examination. The end-of-course examination consists of 100 questions worth 1 point each and is normally organized with 45 questions on principles and practices, 45 questions on real estate law, and 10 math questions.

The sales associate applicant must:

• be 18 years of age or older.
• have a high school diploma or its equivalent.
• be honest, truthful, and trustworthy; be of good character; and have a reputation for fair dealing.
• disclose if ever convicted or found guilty of a crime or ever entered a plea of nolo contendre (no contest), if under investigation, civil or criminal prosecution, or if any judgement or decree has been rendered wherein the charges involves moral turpitude or fraudulent or dishonest dealing.
• disclose if ever declared mentally incompetent, if now an inmate of a mental institution or similar treatment center, or if under home confinement instead of institutional confinement.
• disclose if any name or alias other than the name signed on the application has ever been used.
• disclose if he or shee has ever been denied licensure or had a license suspended or revoked by the real estate licensing agency of another state or nation. *
• disclose if he or she has ever been denied registration or a license to practice any regulated profession, business, or vocation or has had his or registration or license suspended or revoked in this or any other state or nation.
• disclose if he or she has been guilty of any conduct or practice that would have been grounds for suspension or revocation under F.S. 475 had the applicant then been licensed to practice real estate in this state or elsewhere. This includes acting, or attempting to act as a real estate salesperson or broker in violation of F.S. 475 during the year before the applicant filed an application, or until a valid license was issued regardless of whether compensation was an issue. *

* Note: Applicants guilty of these offenses will be considered qualified for registration only if the passage of time, good behavior, or other sufficient reasons cause the Commission to believe that the interests and welfare of the general public will not be endangered.
